Of course, until a video actually appears it should be taken with a grain of salt. However, the parties involved would certainly want to keep this under wraps until it was in their best interest to release it (remember how the Democrats released the old George Bush D.W.I. story 2 weeks before election day?). So take it for what it's worth, but it appears that this story is being treated as legitimate given the fact that prominent Republican supporters are being shown the footage in order to boost donations.

That’s why news of this is starting to leak out. The money is being raised for 527 groups that will target the Democrats in the fall.
A retired CIA buddy is friends with a lawyer who saw the tape. This lawyer, who has a stellar reputation for being very low-key, described the video clip of Michelle’s anti-white rant as, “stunning.” My guess is that the billionaire who detests John McCain is probably going to find someone who will comes up with the tape. So there you have it, someone is looking for “Whitey.” If they find it they get a pay day. If not, you will have to wait till October to watch it.
UPDATED: One prime candidate for the billionaire in question is the intrepid Sheldon Adelson, “the right’s answer to George Soros,” according to Mother Jones.

What's interesting is that the two competing parties are vying for when it will be released - the GOP wants it for October and this billionaire who hates McCain wants it for August so that the Democrats give the nomination to Clinton and then Clinton beats McCain.
Also - John Batchelor is a Republican and prefaced the story by saying that he had heard about this through his Republican contacts and is being "shopped" around to big-money donors, so I would say that the tape does, in fact, exist. Also, Batchelor said that the tape is fairly recent - less than 5 years old.
Seriously - the Obama campaign should be asked about this and come clean for the sake of their party because a potential First Lady caught in a diatribe about "whitey" is fatal.

Many years ago, I attended an Assembly of God church and they taped EVERY sermon and sold tapes at the end of the service.
It's a fairly common practice, especially in larger churches.

No telling, however, how the church has logged these tapes. They may not have a specific record of when she spoke.
My old church just logged their tapes by date. They had no way to cross-reference speakers.

We'll know after the vote in November how much this will impact it.
Obviously, I support Obama and this changes nothing for me. But, if it's real, the RNC and, possibly Hillary, will certainly exploit it and it will be a distraction to the campaign.

No, not really. I think a large majority of the people are much less concerned over the spouse of the candidate than the candidate himself. If John McCain was giving a racist rant at a church it would render him unelectable (although he could still probably win the GOP nomination).

The whole premise of this thread -- that some sort of "racist video of Michelle Obama" -- is so perfectly played Karl Rove politics. Of course, there is no tape, but that doesn't matter. Anyone who has ever heard Michelle Obama speak knows that a) she is not a racist; b) she would never use a term like "whitey" in any context.
But again, that reality isn't the point here, either. Because this whole lie is meant to dredge up all the fears, all the stereotypes, all of the hates and all of the ignorance that plays into black-white relations in America.

Unelectable? I don't know. It would certainly cause damage just as the tape of Michelle will cause damage if it exists.
I would say, if all things were equal, Michelle's tape would cause less damage than Cindy's because Obama seems better able to explain things away than McCain is able to do. Obama is smart and articulate and thinks well on his feet. McCain is a cranky old fart that is so easily rattled, it becomes comical.
We must also concede that racist statements from an African-American are not as offensive in general as statements from a white person. We can call it "reverse discrimination" but it is more accurate to say that black people get somewhat of a pass because of the bitter racism and suppression they were subjected to by whites.
